Our Policy (rules/restrictions)

RENTAL POLICIES:

Z Property Management requires a minimum of a 1 year lease.

Anyone, 18 years of age or older must complete an application and pay a NON-REFUNDABLE application fee of $30.00 in the form of a MONEY ORDER OR CASHIERS CHECK ONLY before the application process can begin. Please DO NOT include any deposits until approved and/or instructed to do so.

EVERY APPLICANT must provide a current driver’s license or valid I.D (Military I.D. or Passport okay) and proof of a social security number.

EVERY APPLICANT must provide verifiable proof or sources of current income. We need to be able to verify in writing, your sources of income. Some examples of acceptable proof of income include, but are not limited to: the last two paycheck stubs, SSI, disability, AFDC, child support court ordered letter, or tax returns and the last six months of bank statements for applicants who are self-employed.

EVERY APPLICANT’S gross income or combined applicant’s gross income must be a MINIMUM OF 3 TIMES THE RENT of the unit for which you have applied.

NO APPLICANT can have an eviction on file or unlawful detainer on file.

EVERY APPLICANT should have current  and verifiable rental history or mortgage history within the last twelve months. Any judgment or collection account unpaid to a previous management company may result in a denial.

EVERY APPLICANT will be required to pay for holding deposits in a MONEY ORDER OR CASHIERS CHECK after their application has been approved,within 72 hours of approval. NO PERSONAL CHECKS WILL BE ACCEPTED. NO EXCEPTIONS.

NOTE:

You will be notified of the approval or denial of the application as soon as possible.

All approvals are subject to the owners discretion.

APPLICANTS WITH NO CREDIT MAY BE ELEGIBLE TO APPLY WITH A CO-SIGNER, UPON FURTHER QUALIFICATIONS & GUIDELINES. AN INCREASED DEPOSIT MAY APPLY.

Z PROPERTY MANAGEMENT REQUIREMENTS ARE AS FOLLOWS:

Bring in your Social Security Card, if any, or other documentation of identity for credit verification purposes.

Bring in your picture I.D. to confirm identity.

Proof of income- 2 -3 recent copies of verifiable pay records and/or documentation of any other sources of income.

If you are employed, employment verification will be made either by FAX on the company letterhead or by phone.

Rental references will also be verified.

Your monthly gross income has to be at least three times the amount of rent.

YOUR CREDIT MUST QUALIFY. This will be determined by your credit history and FICO score. Applicants with no credit history who meet all other rental criteria will be permitted to rent by paying a security deposit equal to 2x the monthly rent.

ANYONE EVICTED FROM A PRIOR UNIT OR HOUSE WILL BE DENIED RESIDENCY.
ANYONE 18 YEARS OF AGE WILL HAVE TO APPLY AND QUALIFY BASED OFF THE ABOVE CRITERIA.
